Most Requested

Brick Pointing & Repointing

Failed mortar joints are the #1 cause of water infiltration in NYC brick buildings. We remove deteriorated mortar to proper depth and repack with the correct mix for your building's age — lime-based for pre-1930, Portland for modern construction.

Premium Finish

Tuck Pointing

Color-matched mortar joint restoration where new work blends invisibly into aged brick. Required by LPC on many Brooklyn Heights, Bed-Stuy, and Harlem landmark properties. The result is seamless at any viewing distance.

Brick Replacement

Spalled, cracked, or fire-damaged bricks removed and replaced with the closest available match — sourced by age, color, texture, and density. Landmark-compliant sourcing for LPC properties across all four boroughs.

DOB Required

Parapet Wall Repair

Under 1 RCNY §103-15, all NYC parapet walls facing public sidewalks must be inspected annually. We inspect, repair, document, and file with DOB — keeping you compliant before the December 31st deadline.

Chimney Repair

Full chimney restoration from cap to base — mortar joints, brick replacement, crown repair, flashing seal, and cap installation. Chimneys are the most exposed masonry on any NYC building and deteriorate faster than any other wall surface.

Water Test Included

Waterproofing

Basement walls, flat roofs, parapet walls, and building facades. We locate the actual moisture source before applying any solution — not the other way around. Water tests included at no extra charge on every project.

Stucco Application

Classic three-coat stucco for NYC exterior walls — properly applied with expansion joints, color-matched to existing finishes, and DOB-permitted. LPC-approved finishes available for landmark districts in Brooklyn and Manhattan.

Window Lintel Replacement

Rusting steel lintels expand inside walls, cracking brick in the stair-step pattern. We replace with hot-dip galvanized iron angle lintels — a common DOB violation trigger in Bronx and Queens brick buildings from the 1920s–1950s.

Retaining Walls

Custom retaining walls in brick, concrete block, or natural stone. Built to hold grade, engineered for NYC soil conditions, and DOB-permitted for walls over 4 feet. Frost footings and drainage included on every project.

Coping Stones

Coping stones cap parapet and retaining walls — directing water away from the building face. Missing or failed copings are the single leading cause of parapet water infiltration. We install in bluestone, limestone, or precast concrete.

We Handle Every Step — Including the Permits

Most NYC masonry contractors hand you a list of permits to figure out yourself. We don't. Every permit — DOT, Parks, LPC, DOB, MTA, 811 — is handled in-house so your property doesn't sit in violation while paperwork moves.

Full In-House Permit Management

DOT, NYC Parks tree permits, LPC, DOB, MTA, and 811 utility tickets — all filed by us. Tree permit? We coordinate ISA-certified arborist on site. Landmark district? We know LPC rules for every borough.

Conditional Pricing — No Surprise Bills

If a job may require an arborist, pigmented concrete, or MTA engineering review, we write it into your estimate upfront as a conditional cost. You are never surprised by an additional bill after work has started.

Multi-Department Structure

Dedicated sales, estimating, permits, and production teams. Every project moves through a real organized process — not a one-person operation running jobs from a cell phone.

Free Estimate in 24 Hours

Simple jobs get an immediate phone quote. Complex projects get a site visit and formal written proposal — itemized costs, all permit requirements, and any conditional charges — within 24 hours.

Common Masonry Violation Scenarios in NYC

NYC DOT, DOB, and insurance companies create real urgency for property owners. Here are the four situations we resolve every day.

🔴 DOT / DOB Violation Notice

NYC inspectors issue violation letters for defective facades, parapet walls, and sidewalks. We cure the defect and file for dismissal — all paperwork handled. Best time to call is the day you receive the letter.

⚫ Property Lien Removal

Old unresolved violations convert to liens that block property sales. We repair the defect, coordinate violation dismissal, and guide you through lien removal at the Clerk's Office — so your closing can proceed.

🟢 Insurance Compliance

Insurance companies and mortgage lenders flag code violations as coverage risks. Failing parapet walls, missing coping stones, or cracked facades must be corrected. We document all work with photos for your insurer.

🟡 Proactive Repair

Experienced property owners call us before inspectors arrive. We assess the full condition of your masonry and fix small issues before they become expensive violations.

Real Reviews from NYC Property Owners

★★★★★

"Got a DOT violation letter on a Friday. Called Fortress on Monday, they filed the permit the same week and had the work done within three weeks. Violation was dismissed. No drama, no surprises — exactly what I needed."

Marcus T. Bed-Stuy, Brooklyn
★★★★★

"Our brownstone is in a landmark district. Other contractors said they couldn't match the original or deal with LPC. Fortress handled the LPC permit themselves and the finished work looks exactly like the original stonework. Very impressed."

Diana L. Fort Greene, Brooklyn
★★★★★

"Parapet inspection was required before our building could renew insurance. Fortress came out within 48 hours, gave us a written inspection report, and fixed the hazardous section in two days. Very organized operation. Will use again."

Robert C. Fordham, Bronx

What NYC Property Owners Ask Us Most

Brick pointing in NYC typically costs $8–$20 per square foot depending on wall height, scaffold requirements, mortar type, and borough. Landmark properties requiring lime mortar and LPC applications are at the higher end. We provide free itemized estimates within 24 hours — no guesswork, no ranges on your formal proposal.
It depends on scope. Minor repointing on non-landmark properties generally does not require a DOB permit. Scaffold above 40 feet requires a permit. Parapet work, lintel replacement, and facade work on multi-family buildings typically require DOB permits. Landmark properties always require LPC approval before work begins. We handle all permitting in-house.
Under 1 RCNY §103-15, all parapet walls facing public sidewalks must be visually inspected every calendar year. Hazardous conditions must be corrected within 90 days and the public must be protected immediately with netting or a sidewalk shed when a hazard is present. The annual compliance deadline is December 31st.
Properly applied pointing using the correct mortar mix lasts 25–30 years in NYC conditions. Using the wrong mortar — typically Portland cement on pre-war buildings where the brick is softer than the mortar — can cause pointing to fail in 5–10 years and damage surrounding brickwork. We always specify and use the correct mortar type for your building's age.
Our standard terms are 50% deposit before work begins and 50% due on the final day of project completion. For larger or more complex commercial projects, a customized payment schedule can be arranged at the time of contract. We do not defer final payment beyond completion day.
No — we serve Brooklyn, Bronx, Queens, and Manhattan only. Staten Island is outside our service area. If you are located outside NYC and can secure local permits independently, contact us and we will evaluate on a case-by-case basis.
Permit processing is the primary timeline driver. We will give you a realistic start date once permits are initiated. Tree permits from the NYC Parks Department can take 40+ days alone. For urgent situations such as insurance deadlines, we can provide a formal scheduling letter confirming your project is booked — accepted by most insurers and attorneys.
